Wes’s Window on Soggy Shoes, Warm Market: Selling in Winter in Sydney’s Inner City

by Wes

It’s been raining. A lot. The kind of wet where you step into a café and leave muddy footprints like a breadcrumb trail to your table. The kind where umbrellas are more about ritual than actual shelter. But even as we all trudge around Sydney’s inner city with damp cuffs and misty glasses, something curious is happening: the property market is warming up.

Winter isn’t usually the season we associate with selling. The assumption is that spring is better—more buyers, prettier light, those magazine-cover gardens in bloom. But here’s the thing: most properties in the inner city don’t have much in the way of gardens anyway. We’re talking apartments, terraces with courtyards, maybe the odd balcony with a determined succulent or two. In other words, winter might not be such a bad time to sell after all.

The Advantages of Selling in Winter:

  • Less Competition: With many sellers holding off until spring, winter listings often face less competition. That can mean more focused attention from buyers and less pressure to outshine a neighbour’s perfectly manicured lawn.
  • Serious Buyers Only: Cold, wet weather tends to filter out the tire-kickers. The people turning up at open homes in June are usually motivated and ready to act.
  • Faster Campaigns: The winter market tends to move faster. Less time on market, less fuss, and potentially a quicker path to your next chapter.

The Drawbacks:

  • Dreary Weather: Rain and grey skies don’t show properties at their best. Natural light is limited, and everything can feel a little… damp. Smart styling and professional photography can help, but it’s something to keep in mind.
  • Perception Issues: Some buyers still believe spring is “the season” for real estate. That can influence buyer expectations—even if the fundamentals of the property are solid.

Looking ahead, we’re expecting more stock to hit the market in spring. More choice for buyers, but also more competition for sellers. That might tip the scales for some, but it’s worth remembering that timing the market is only part of the equation.

What matters more than timing? Your life.

Are you upgrading to accommodate a growing family? Downsizing to simplify? Freeing up capital for a business venture or that sea change you’ve been dreaming about? These personal drivers are far more important than trying to game the calendar. The best time to sell is when it aligns with what you need—financially, emotionally, practically.

So yes, our shoes might be soaked and the umbrellas permanently open, but the market’s not asleep. It’s stirring. And if you’re ready to make a move, winter might just work in your favour.
